The Palms is a high-end, waterfront,
gated, private, luxury vacation rental estate, on the main basin of Lake Travis one mile down the scenic Comanche Trail from The Oasis restaurant (The Sunset Capital of Texas).
We have a 3 night minimum.
Holidays/special events may have a 4 night minimum.
The Palms on Lake Travis is the premier luxury option for up to 16 guests, and it includes the Main House and the Garden House - all on one property.

We do not rent individual rooms.
Includes the entire Main House with 4 private King bedrooms, an Office with a Full Bed, 2 full kitchens, and 2 laundry facilities. The Main House includes the Lakefront Suite and Entertainment Level.
Sleeps up to 11.
This is the lower floor of the Main House. It has a patio-level King suite with an ensuite Bath, a full kitchen, living room with a pool table, Queen sofa bed, home theater, laundry facilities, and more.

Separate 2-story Guest House on the property with 2 King Bedrooms with ensuite bathrooms, a Queen sofa bed, a full kitchen, and lots of patios

The Main House has 2 King Primary Suites with ensuite baths, 2 King Bedrooms with attached bathrooms and desks, and one full/double bed in the Study with an adjacent full bathroom with a shower.

The Lakefront Suite has a king primary suite with an ensuite bath with dual sinks and a jetted tub. There is also a queen sofa bed in the living room with an upgraded mattress for comfort.

The Garden House is a standalone 2-story guest house, located across the driveway from the Main House and Lakefront Suite. It has a private, gated backyard that is against a preserve. It's a peaceful retreat for those wanting to get away.
The Garden House has 2 King Bedrooms with walk in closets, flat screen tv's, balconies, and ensuite bathrooms. They jack n jill share a tub/shower. There is also a queen sofa bed in the living room with an upgraded mattress for comfort.

The Garden House has a full kitchen, laundry, living room, dining area, large screen tv, with covered and uncovered patios and its own grill.
The Palms is waterfront with a cove and dock in the backyard. When Lake Travis is full, the cove is about 30 feet deep. The dock is co-owned with another neighbor, so it is possible to see others on the dock.
We allow our guests to tie their boats to the dock during their stay.
It boasts an amazing view of the main basin of Lake Travis!
On the property you will find a new pool (August, 2025), an oversized hot tub, 4 double chaise lounge chairs, nuerous pool chairs and stools, a waterfall feature, an expansive backyard, a tree well with a hammock and swing, a small basketball court, and a fire table. We also have some games to use, like a bocce ball set and cornhole/bags.
At night, the property is very well lit, making your stay even more magical.

The Palms is located on the main basin of Lake Travis (closest lakefront area to downtown Austin and other activities), just 1 mile down the scenic Comanche Trail drive from The Oasis, The Sunset Capital of Texas!
We prefer children to be 5 years of age or older, and they count as one of the total guests. If you have children under 5 years, we should discuss the layout. Guests under 25 years of age must be accompanied by a PARENT. Please let us know if any of this is an issue with your group, and be honest and accurate with the number of guests in your request. Sometimes we can work something out.
Boaters may tie their boats up to the dock in the protected cove with prior approval. Our cove is about 30 feet deep when Lake Travis is full. Mansfield Dam public boat launch is just across the main basin (you can see it from the property) - a 3 mile boat ride. Boats may be rented from nearby marinas. There are also boat rentals that come with captains that will do all the work!
The dock may be used for swimming, fishing, and sunbathing. We have bluetooth music and lights on the dock for your enjoyment. We co-own the dock with our neighbors, so it is possible to encounter others on the dock during your stay.
Please note that we do not accept bachelor parties, spring breakers, or any party groups. We strive to be a peaceful and relaxing getaway for families, couples, mature friends, low-key celebrations, and corporate retreats. If you desire more of a "party" atmosphere, then another location would be a better fit for your group. Thank you for understanding!
If you are planning an intimate wedding or event with 20 or fewer total guests onsite, then there will be no additional charge outside of the 3 night minimum (sometimes more) rental of the entire property. If you will have 21-30 total guests onsite, then we will consider your event for an additional wedding/event fee. This must be pre approved with Rodney and Robin prior to your arrival. We also require a minimum of 3 nights rental for events, since we would block the property for you and be unable to rent to other guests. Please see our Events page for more information.
Unfortunately, we cannot accommodate weddings or events with more than 30 total guests onsite. We just don't have the parking and facilities for it. For bigger ceremonies and events, consider The Oasis just down the road and have your out of town family and friends stay at The Palms - we promise to take great care of them!
