The Lakefront Suite is the lower floor of the main house. It has a locked door between them, so you never share space with the owners who go out of their way to respect your privacy. If you rent the full estate, the door is not locked between.

      The Palms is waterfront with a cove and dock in the backyard. When Lake Travis is full, the cove is about 30 feet deep. The dock is co-owned with another neighbor, so it is possible to others on the dock.

      We allow our guests to tie their boats to the dock during their stay.

      On the property you will find an oversized hot tub, 3 double chaise lounge chairs, a waterfall feature, an expansive backyard, a tree well with a hammock and swing, a small basketball court, a fire table, and a fire pit. We also have some games to use, like a bocce ball set.

        OVERVIEW

        The Palms is located on the main basin of Lake Travis (closest lakefront area to downtown Austin and other activities), just 1 mile down the scenic Comanche Trail drive from The Oasis, The Sunset Capital of Texas! 

        Children must be 5 years of age or older, and they count as one of the total guests. Guests under 25 years of age must be accompanied by a PARENT. Please let us know if any of this is an issue with your group, and be honest and accurate with the number of guests in your request. Sometimes we can work something out.

        Boaters may tie their boats up to the dock in the protected cove with prior approval. Our cove is about 30 feet deep when Lake Travis is full. Mansfield Dam public boat launch is just across the main basin (you can see it from the property) - a 3 mile boat ride.  Boats may be rented from nearby marinas.  There are also boat rentals that come with captains that will do all the work! 


        As of April 1, 2023, Lake Travis is very low. We are very fortunate to have a movable dock, so when the water is low, we can move it out, always keeping it in at least 7 feet of water. We have carved a walkable and lighted path to the dock for our guests to make it easier to get there.


        The dock may be used for swimming, fishing, and sunbathing. We have bluetooth music and lights on the dock for your enjoyment. We co-own the dock with our neighbors, so it is possible to encounter others on the dock during your stay.

        As much as we love bachelor parties, we have chosen not to participate in those activities or other "party" type events at this point in time. We are sticking to do what we do best - peaceful, relaxing luxury vacation rentals. If you have a group that wants to party hard, then we suggest looking elsewhere. We do not accept bachelor parties or all-guy groups.  If you fall into that category, here's a fun place to check out - http://www.floathouseaustin.com). If you have a group that wants to have fun, relax, and get away (families, couples, girls weekends), then The Palms is for you! 

        If you are planning an intimate wedding or event with 14 or fewer total guests onsite, then there will be no additional charge outside of the 2 night minimum rental of the entire property. If you will have 15-30 total guests onsite (22-30 guests for the Full Estate), then we will consider your event for an additional wedding/event fee. This must be pre approved with Rodney and Robin prior to your arrival. We also require a minimum of 3 nights rental for events, since we would block the property for you and be unable to rent to other guests. Please see our Events page for more information.


        Unfortunately, we cannot accommodate weddings or events with more than 30 total guests onsite. We just don't have the parking and facilities for it. For bigger ceremonies and events, consider The Oasis just down the road and have your out of town family and friends stay at The Palms - we promise to take great care of them!         RULES & Policies

        Important Rules and Policies

        We strive to keep the rental clean and nice, so that everyone's stay can be positive and enjoyable. Below you WILL find the list of rules that will apply to anyone renting the property.  Check them out now so that you will be familiar with them when you get here!

        • Check in time is 4pm CT and Check out time is 11am CT. We can sometimes be flexible on these times if there is not a rental before or after your rental and we have time to get it ready for you or the guests after you. If you wish to do a middle of the night check in or check in before 9am, there will be an additional cost to do so.
        • CHILDREN - Children should be age 5 or older.  Anyone between the ages of 5 and 25 must be accompanied by a PARENT.  The Palms is not setup for children under the age 5, and their safety is very important to us. Let us know if this poses a problem for your group, and we may be able to work something out.


        • NON-OVERNIGHT VISITOR POLICY - If you rent the entire property (both units), you may have up to 4 non-overnight visitors on the property during the day; If you rent only one unit, you may have up to 2 non-overnight visitors on the property.  The only exception to this is if you are holding a pre-approved event at The Palms. It is the renter's responsibility to ensure that all visitors sign a Guest Release Form to be on the property. Renters are solely responsible for their visitors at all times, per the rental agreement.
        • PARTIES/BACHELOR PARTIES - The Palms is a relaxing and fun getaway for groups(families, couples, girls getaways).  Unfortunately, due to past experiences, Bachelor Parties and all-guy groups are not permitted at The Palms. Non-overnight visiting guests may not drink onsite due to liability. Guests may not hold a "party" onsite at The Palms, unless it is a pre-approved and paid event. If you are looking for more of a party rental, here's a fun rental to check out instead - http://www.floathouseaustin.com.
        • PETS ARE NOT PERMITTED - While we love our furry friends, we are very firm on this policy. NO EXCEPTIONS.


        • SMOKING (of any kind) IN THE UNITS IS NOT PERMITTED. If you must smoke, it should be done OUTSIDE WITH ALL DOORS AND WINDOWS TO THE RENTAL UNITS CLOSED, so that smoke cannot enter the unit - violation of this rule will lead to immediate eviction and forfeiture of your deposit and rental payment. Please note that THIS POLICY ALSO APPLIES TO ELECTRONIC CIGARETTES/VAPING.
        • DAMAGE/SECURITY DEPOSIT - A security deposit is required for your stay and will be charged the day prior to check-in. The deposit is NOT applied toward rent; however, it is fully refundable within thirty (30) days of departure, provided the following provisions are met:
          • No damage is done to the property, the units, or their contents, beyond normal wear and tear.
          • No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.
          • All debris, rubbish and discards are placed in trash can and soiled dishes are rinsed and placed in the dishwasher.
          • All gate openers are left on the kitchen table, and the unit is left LOCKED.
          • Check-out procedures are followed - Up to $150 fee PER UNIT/FLOOR assessed if not.
          • Grills are cleaned - $30 fee charged PER GRILL if not left in cleaned condition.
          • All charges accrued during the stay are paid prior to departure.
          • No linens are lost or damaged.
          • The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.


        • PAYMENT - An advance payment equal to 50% of the total rental rate and deposit is required to hold your reservation. The BALANCE OF RENT is due 2 weeks prior to your arrival date. 
        • We accept HomeAway Reservation Manager, Airbnb Reservation Manager, Visa, MasterCard, Zelle, Venmo, and Paypal.  We do not accept checks.


        • RENTAL AGREEMENT - Note that we will work with you to have all guests sign our rental agreement. We have a contactless signing experience using Docusign. Note that we do not sell or use provided names and emails for any other purpose.


        • CANCELLATIONS - We are hopeful that cancellations will not occur, however, in the event that they do, our policy is as follows:
        • Cancellations more than 60 days before check-in are subject to a processing fee equivalent to 5% of the first half payment collected.
        • Cancellations more than 30 days before check-in and less than 60 days before the check-in date are subject to a cancellation fee equivalent to 10% of the first half payment collected.
        • Cancellations more than 14 days before check-in and less than 30 days before the check-in date are subject to a cancellation fee equivalent to 50% of the full rental amount.
        • Cancellations less than 14 days before the check-in date are subject to a cancellation feel equivalent to the 100% of the full rental charge.
        • In the event of a cancellation, we will make every attempt to re-rent the property. If we are able to re-rent it for the same timeframe and amount, those days may be refunded at our discretion, less a 10% processing fee.
        • Note that if you book through one of our Booking Platforms (VRBO, HomeAway, Airbnb, etc), we will follow the cancellation policy outlined in the booking platform.
        • MAXIMUM OCCUPANCY - The maximum number of guests on the property is limited to ten (10). Six (6) persons in the Garden House and/or four (4) persons in the Lakefront Suite. If you rent the Full Estate, maximum occupancy is eighteen (18). This is strictly enforced. Children that are old enough to walk count as a guest. If it is found that the number of onsite/overnight guests are misrepresented, you may be subject to forfeiture of the entire deposit, full rental costs, and immediate eviction.
        • VISITING GUESTS - When renting the entire property, guests are able to have up to 4 additional visitors onsite, provided they sign and turn in the Guest Release Addendum. If renting a single unit, guests are able to have up to 2 additional visitors onsite.
        • MINIMUM STAY - This property requires a two (2) or three (3) night minimum stay. Longer minimum stays may be required during holiday periods or during major Austin area events, such as ACL, SXSW, ROT, and Formula 1. If a rental is taken for less than two days, the guest will be charged the two-night rate, or three-night rate for holidays and special event times.


        • INCLUSIVE FEES - Rates include a one-time linen and towel setup. We do not have a daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it may be available at an additional rate if requested in advance and available. We provide a full size washer and dryer in each unit.
        • TOWELS - We do not permit bath towels or linens to be taken from the units and used in the hot tub or lake, however we provide extra beach towels for you use. If you need additional beach towels, just let us know prior to your stay.


        • RATE CHANGES - Rates are subject to change without notice. Your rates are not final until you have made the initial payment and signed the rental agreement.


        • PARKING - Parking is limited to two (2) vehicles per unit. Vehicles for the Garden House are to be parked in the area directly in front of the Garden House. Vehicles for the Lakefront Suite are to be parked in the parking area just beyond the carport or under the carport. Any additional parking required must be along the roadside, outside of the gate and fence on the same side of the road as our property. Please make arrangements for this with the owner prior to renting. 
        • Any illegally parked cars are subject to towing. Applicable fines/towing fees are the sole responsibility of the vehicle owner.
          • We may have room for parking boat trailers if requested in advance.
          • Note that the Full Estate rental for up to 18 guests has additional parking available at no charge.


        • PROPERTY GROUNDS - Tenants may use the property, including the grounds, deck, spa, grill, dock, basketball court, and the Lake's shoreline within the property boundaries. Keep the grounds and common area free of rubbish, debris, personal articles, and any messes. Please leave the property grounds in the same condition as it was found. This includes turning off ALL yard and dock lights.


        • HOT TUB - No children under the age of 9 are permitted in the hot tub. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. GLASS is not permitted in the hot tub - this includes bottles and wine glasses - plastic cups and wine glasses are provided. DO NOT CLIMB on the hot tub waterfall or jump into the hot tub. Please TURN THE HOT TUB OFF COMPLETELY when finished with its use. Please do not put soap of any kind in the hot tub. If we are required to drain the hot tub due to broken glass, soap, etc, you will be charged accordingly.


        • WATERFALL - The waterfall feature is for the enjoyment of our guests. DO NOT CLIMB ON THE WATERFALL. Several of the stones are not anchored and could slip if stepped upon.
        • BOAT/WATERCRAFT PARKING - Boat/Watercraft parking at the dock is complimentary for our guests. If you wish to park your boat or watercraft at the dock, please make arrangements ahead of time with us to ensure you have a space reserved. Boats and watercraft can be tied up to the backside of the dock. We request that you bring appropriate bumpers.  Note that your boat will not be covered. Only one boat or watercraft is permitted to be tied to the dock per stay.
        • DOCK/COVE USAGE - We encourage you to use and enjoy the dock and cove for fishing, sunbathing, and/or swimming. Please note that NO LIFEGUARD IS ON DUTY and USE WILL BE AT YOUR OWN RISK. This is a deep water cove that drops off steeply, contains loose rocks, and has visible and submerged cables and braces for anchoring the dock and railing... the depth can be up to 30 ft depending on lake levels. 
        • Do not jump or dive from the rocks into the cove. There are many hidden dangers under the water, such as boulders. 
        • We recommend flotation devices when swimming in the cove. 
        • The stand up paddle boards and boats on the dock are NOT the property of The Palms. They are private property and cannot be used by our guests. We provide rafts and noodles for floating in the cove in the large box on the dock. 
        • We  have installed bluetooth speakers and lights for your listening enjoyment.
        • BACKYARD - The backyard on the property can be used for many things, including throwing a football, soccer, bocce ball, etc. Since our septic system runs just beneath the grassy area, guests may not use things that would pierce the ground with stakes - this may include volleyball, badminton, and croquet unless guests have a way to set it up without stakes.
        • FIREPLACES - The outdoor fireplace on the Lakefront Suite patio is propane burning. Please do not roast marshmallows or throw any paper or other combustible materials in the fireplace. The indoor fireplaces are wood burning. If you feel you will want to use the indoor fireplace, please contact the owner for assistance. Fireplaces are turned off from April 15-September 15; they are not operational during this time of the year unless the owner lights them for you.
        • WATER AND SEPTIC - The Palms property is on a modern septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products or cigarettes/ashes should be flushed at any time. If it is found that feminine products or other improper materials have been flushed and clog the septic system, you could be charged damages of up to five thousand dollars ($5000).
        • EXCESSIVE NOISE - Please be mindful of excessive noise out of respect for our neighbors, and observe quiet hours: after 10pm on Sunday-Thursday nights (work nights) and after midnight on Friday and Saturday nights (weekends).
        • STORM/WEATHER POLICY - No refunds will be given for storms or weather unless the state or local authorities order mandatory evacuations.
        • LEFT PROPERTY - Please check every drawer and cupboard carefully before you depart to ensure you have all your belongings. Don’t forget to look under the beds.  If you get home and find you have left something behind, call or email to let us know.  We will package the item/items up and let you know the cost of sending them so you can decide if you wish to have them returned.  Unless you wish them sent urgently, we will wait until we are scheduled to visit the post office, so you are not charged for our caretaker’s time and mileage to make a special trip. We will either deduct the cost from your damage deposit or ask for a payment prior to dispatching the package.
        • EVENTS - Events must be approved in advance and are subject to an event fee.  If you intend to have more than four non-overnight visitors, it is considered an event.  We are more than willing to work with you for events involving 30 or fewer onsite guests. Please see our Events page for more information.
        • WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.

        This property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting a reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
